Tega Cay- Free Friday Nights, family fun

There are so many bonuses to living in Tega Cay and Fort Mill, SC.  If you live in the Lake Ridge, Tega Cay community, you are minutes from Windjammer Beach Park, on Lake Wylie.   The Carolina Show Ski Team puts on a free show on Fridays throughout the summer for individuals and families to enjoy.

Pre-show begins from 6:30-6:45 and the main show begins at 7:00 and ends at 8:15pm. Windjammer Beach Park is located at, 8999 Windjammer Dr., Tega Cay, SC 29708.

A Water Ski show is equivalent to an Aquatic Broadway musical, choreographed to music and built around a theme. Unique to show skiing are strap doubles, freestyle jumping, and human pyramids. 

This years show is mirrored from the popular Dancing with the Stars show, and called, "Skiing with the Stars."  They even have the convented Mirror Ball Trophy.  

Arrive early due to the limited parking, and bring a lawn chair or blanket to enjoy the 75 minute main show.  If you own a boat, your are welcome to watch the show from the water.  Turn on your FM dial to 87.9 WSKI to hear all the music and announcing.

The Carolina Show Ski Team is funded through donations, special events, concessions, merchandise sales and skiers' dues.  The skiers are not paid and do not receive public funding.

The Best Food Trucks in the Area are minutes from Fort Mill, SC

I was recently out with buyers looking at Rock Hill real estate and made a fun discovery - Food Truck Fridays! Dinner time isn't always the easiest meal of the day, especially when you're moving into your new home.   One kid wants burgers, the other ribs and all you want is to be done unpacking.  During the summer in Rock Hill, SC, once a month,  check out the food truck craze.  

Food Truck Friday at Fountain Park in Rock Hill is becoming increasingly popular.  Admission is free, and there is a HUGE variety of food trucks to choose from.  Enjoy the food along with  local beers, wine, children's activities and live music, all waterside by the fountain.

What's the appeal to food trucks?  Made to order food with fresh ingredients, the personal connection between the food truck proprietor and patron, and getting high quality food without having to go to a restaurant, sit down, order, or leave a tip.  Plus, at Food Truck Fridays there are several trucks to choose from giving everyone in the family the opportunity to eat what they want.  So easy to make everyone happy!

In South Carolina, food trucks should be registered and approved by inspectors.  A report by the Institute for Justice went over more than 260,000 inspection reports of food trucks, food carts, restaurants and other food establishment in seven major cities.  In all the cities surveyed, mobile vendors were just as clean and safe as their building counterparts.  In fact, food trucks and carts actually had fewer health and safety violations than restaurants.  

Since it's a lot cheaper to open a food truck than a structure restaurant, it means more entrepreneurs have the opportunity to experiment and create unique dishes.  These creations are not just meat slapped on a bun. They are well thought out, melt in your mouth dishes.  Like the Jamaican Me Crazy Jerk Burger with jerk season beef, ghost pepper jack cheese and pineapple slaw.  Or the Vegetarian Wrap with fresh, marinated and grilled vegetable served with pita bread and topped with homemade Hummus, Tzatziki sauce and Feta cheese.  

Do I have your mouth watering yet?  Come out to Fountain Park at 300 E. Main St. Rock Hill and treat yourself to something from one of the many trucks that are going to be there, or "play the field" and try something from several of the trucks.  A fun family evening to enjoy your food, listen to music and let the kids enjoy the activities.

New Homes for sale with options galore

In the past 5 years, many new trends have emerged when it comes to housing options.  Not only is the size of the houses changing, but the options that are available are growing.  When we think of houses, sometimes we need to think outside the box.

Many developers have decided the solution to density and affordability is downsizing and designing smaller units.  A micro housing and micro dwelling boom has hit big cities over the last few years.  Not only are consumers jumping on the tiny house movement, but they are expanding their dreams of it, and moving to the tiny house movement on wheels.  The appeal of having a tiny house and being able to move it, but it being more than an RV, is becoming increasingly popular.

Green homes are no longer an alternative way of building, it has become mainstream.  It's estimated by 2018 62% of home builders will be building 60% or more of their new homes green - with 32% of those builders delivering 90% of their homes as green.  Plus there has been enormous growth in the amount of green remodeling work that is being done.  The reported costs of building a green home have gone down significantly.  The cost to go green is now 7% as compared to 11% in 2006.  Dropping costs in green technology are helping to make green housing a popular investment and available to more and more homeowners.

Consider some of these options when looking for your new home:

Building Smaller
Plan your home around your lifestyle.  Keep the space manageable and cost effective.  Think of square footage as an investment; put it where you want it most, instead of expanding everywhere.  Always wanted a kitchen big enough to entertain in?  A closet that all of your friends would envy?  Make those spaces what you want instead of adding to a room that may not need it.

Go Solar
The sun is the ultimate source of energy.  When you build, you can plan for solar power.  Placing your panels strategically on your roof for ultimate power collection is key.  Solar power can generate power that the electric company could potentially pay you for.  There are also grants, tax breaks and other government incentives related to having solar power.

Geothermal Heating and Cooling- Uses dirt under our feet to heat and cool homes; no electricity generated.

Cool Your Roof
There are many roofing options, some may be more expensive than others, but you will likely have energy saving benefits, and the products have minimal maintenance.  Slate, terra cotta, white tiles, special membranes and metal roofing help reduce the sun's energy away from the roof, it cools faster at night and holds less heat for less time,  hence helping to keep your house from collecting all of the suns heat.  

Sustainable materials 
Modern flooring includes bamboo, cork, linoleum, and reclaimed wood.  Reclaimed wood is  becoming increasingly more popular.  It wears well, shows it's age and reveals visual characters, it could also be potentially inexpensive.

Energy Star
Not only have energy star appliances helped with energy costs.  Energy star windows are government rated as Energy Star products and are much more energy efficient than ever before.  Wi-fi Programmable thermostats are becoming the standard and highly desired.  They can be programmed to adjust heating and cooling activities that take into account time of day, times when nobody is home and vacations.  A large appeal to a wi-fi thermostat, is that you can do all of this at the touch of a button on your phone.

Exterior Siding
Siding has come a long way!  Using a variety of material to highlight special features makes homes more interesting. 
    Vinyl- Low cost, versatile and easy maintenance with a variety of colors and styles makes it the most popular.
    Wood-  offers a rich look and durable if maintained properly, but is susceptible to insect or rodent attacks.    
    Brick-  Made from fired clay, genuine brick comes in different sizes and textures.  These days brick siding is usually a veneer.    
    Fiber Cement- A low maintenance, non flammable option and is termite resistant.
    Stucco-  When installed and maintained correctly, it can last the lifetime of the house.
    Stone and Stone-Veneer-  because stone is more expensive than other siding options- cost should be considered more light weight and less expensive than natural stone,  stone veneer comes in natural and synthetic materials.

Opening your indoor living spaces into the outdoors is becoming more appealing.  Well-designed, large scale door panels that fold up like garage doors or slides into the walls give your home that open outdoor feeling. This option is becoming more available in homes today.

Copper sinks are making a big come back, whose re-emergence started last year.  They reduce 99.9% of bacteria in-between cleanings, and have an upscale look.
